Program Highlights and What’s Covered
Renovation projects are covered under a Builders Risk policy. Most insurance companies will require that the renovation cost be at least 50% of the value of the building. For example: If the building is valued at $300,000, the renovation cost including labor must be $150,000 ($300,000*.50 = $150,000)
☑️Building - Coverage for existing building written at Actual Cash Value (ACV) - Optional coverage, but highly recommended
☑️Renovation - Coverage for the renovation including labor cost
☑️Material Theft - Coverage for materials stored on site
☑️Optional Coverage - Windstorm, flood and earthquake is available as an additional endorsement to the policy
☑️Deductibles - Choose from deductibles starting at $500
☑️Fast Certificate of Insurance (COI) - All our COI are issued within 5 minutes of request during normal business hours
Who Needs Coverage
Many people think that a normal home insurance policy will cover damage to remodels. This is true for minor remodels such as new tile, paint and hardware, but what if you are moving a load bearing wall or adding an addition? This would not be covered under a home insurance policy. Any damage to the renovation or theft of building material is excluded. Also, homeowners policies require you to be a resident of the home, many renovation projects are investments or flips and the owner will never occupy the home. This is where Builders Risk Renovation Policy steps in to protect what a normal homeowner policy does not when it comes to a remodel.
