Understanding Condo Insurance
Standard home insurance provides coverage for the building both inside and outside, along with personal property. Condo Insurance is very different because of a master policy referred to as a HOA Insurance. The HOA Insurance policy covers the building common areas and exterior structure. This the condo owner only needs to insure from studs-in…thing like carpet, tile, drywall and other interior features.
Your condo association will purchase one of two types of HOA Insurance.
Bare Walls-In
Bare Walls-in policy covers the structure, the interior walls, framing, wiring, insulation and wiring. This doesn’t include unit owners’ interior features like countertops, flooring and built-in appliances. Bare Walls-In policy type is the most common coverage type All-in in Florida.
All-in
All-in covers everything from the structure, like Bare Walls-in policy, and includes your countertops, flooring and built-in appliances.
Condo Insurance Standard Coverage

If your Condo Association has Bare Walls-In policy that means you need to cover everything from you studs-in, which means countertops, flooring and built-in appliances as well as your personal property.
Personal Property
The core coverage in Condo Insurance is your personal property. Items like furniture, appliances, clothing electronics can be covered at replacement cost (meaning no depreciation) minus the deductible. Certain types of property, like jewelry and expensive are have limited coverage amounts, so if you have expensive items it’s best to insure the on an Inland Marine policy.
Personal Liability
Liability coverage protects you in the event that someone is injured in your condo and seeks legal action against you. The standard policy comes with $300,000 in liability, but some insurance carriers will offer higher limits.

Loss Assessment
One of the most overlooked coverage options is Loss Assessment. As a unit owner you may be assessed by the condo association for damage to a shared area, such as the pool, lobby or a deductible. Why this coverage is so important? Let’s say a hurricane causes damage to major parts of the condominium structure and they master policy has a hurricane deductible of 5% of the insured value of the building. The association may assess the unit owners to recover the deductible. This may force the unit owner to come out-of-pockets several thousands of dollars. If you have Loss Assessment, then the insurance company would pay the assessment instead of you.
Water Backup
Insurance against water damage from sewer or drain backup. This is typically not covered by the association master policy.
Wind-driven Rain
Wind-driven Rain is term that very few people of heard about until they try to claim it on their insurance. It refers to rain that is driven into the unit by wind. The water can cause extensive damage to the flooring and drywall and must be endorsed on the policy in order to have coverage.
